Vacant commercial buildings have traditionally lanquished as empty shells, waiting for the next occupant to move in. For the lucky owner, a property might be re-rented within in few months; for others, it could be a year or longer between tenants. In recent years, savvy entrepreneurs have seized opportunity and turned these buildings into very attractive and profitable properties. One way of doing that, particularly in metropolitan areas where the demographics are transitioning in a positive way, is to convert these properties into ministorage facilities.
The Access-A-Deck mezzanine system provides two levels of storage from a single level warehouse or building, thus making maximum use of existing floor space and because the Access-A-Deck system utilizes existing HVAC and lighting systems, you are able to minimize the normal costs associated with self-storage conversions and therefore maximize profits. Further, the system is flexible; it may be configured to fill an entire warehouse or just a portion for additional custom storage space. Click on this link to view a sample layout.
The Full Mezzanine System is engineered to maximize the total number of rental units, while only requiring an
unobstructed minimum eave height of fifteen feet with a suitable floor structure. The Island System, which makes the best use of existing HVAC and lighting typically found in warehouses today, can be joined with bridges and material lifts (elevators) to provide convenient access to every unit. In thoses situations where the existing lighting may not be optimal, lighting solutions are also available. The Access-A-Deck Storage System may be used to provide clean and secure self-storage in a typical commercial warehouse application. These structural mezzanine designs are engineered on a 10’ by 10’ grid allowing for a 125 PSF floor load rating to be achieved. In addition, most systems qualify as re-locatable racking or storage systems making these mezzanines eligible for accelerated depreciation. With increased rental cash flow and early depreciation, Access-A-Deck Mezzanine Systems make sense.
We'll be happy to quote an Access-A-Deck Mezzanine system for you; however, you will need to provide us with information about your existing structure. Drawings of the structure are most helpful, but as a minimum we will need to know interior dimensions (including floor to lowest ceiling obstruction), location of ingress and egress points, city and state where the empty structure is located, utilities (does the structure have lighting, HVAC and any other information that you can provide. Developing a complex quote like this requires communication and patience, but we think that you will find it worth the wait.
The photographs below show various stages of completion for an Access-A-Deck Mezzanine project. The retrofit of this commercial property into interior ministorage facility serves as an example of how properties can be converted.
